Genesis Building Systems has the full capability to provide a turnkey facility to organizations in need of new, expanded or renovated buildings and related site development. The following is a summary of the services that Genesis can professionally and effectively perform:

DELIVERY METHODS

There are a number of methods that can be used to plan, design and construct a new, expanded or renovated building and its related sitework. Genesis has worked under each of these methods and more than capable to provide any of the following services:
PROJECT MANAGEMENT: DESIGN/BUILD:
Under this method, the Project Manager oversees the entire development effort and budget including planning, land acquisition, financing, design, engineering, permitting, procurement and construction for the site, building as well as equipment and furnishings. The Project Manager includes all project costs under his contract (except for land and financing). Alternatively, the Project Manager can segregate the soft costs out for the customer to pay directly, but can still provide approval, oversight and budget tracking. The design and engineering can be accomplished similarly to the Design/Build Method. Under this method, the Design/Builder provides design, engineering, procurement and construction for the site and building. Under such case, the Design/Builder would perform the project/contract administration, and would engage under consultant agreements the civil engineer, surveyor, architect, and structural engineer to produce the respective contract documents. For the plumbing, HVAC, electrical and/or technology (voice/data, audio, video, lighting, security, etc.) systems the Design/Builder could either engage respective design/engineering consultants or specialty Design/Build contractors for these scopes of work.
CONSTRUCTION MANAGEMENT: GENERAL CONTRACTING:
Under this method, the Customer engages the architect who in turn engages sub-consultants including the civil engineer, surveyor, structural, mechanical, electrical and/or technology (voice/data, audio, video, lighting, security, etc.) consultants. The Construction Manager may assist with budgeting and scheduling all planning, design, permitting, etc. during the preconstruction phase of the project. The Construction Manager will then take responsibility for and contract for all of the site and building construction work and typically shares the contract administration responsibilities with the Architect. This is the most traditional method most largely used in the American building industry until the late 1970’s and still used – more in public sectors than in private. Under this method, the Customer engages the architect who in turn engages sub-consultants including the civil engineer, surveyor, structural, mechanical, electrical and/or technology (voice/data, audio, video, lighting, security, etc.) consultants. The Architect also serves as the Owner’s representative and performs the contract administration.  The General Contractor is then most typically selected through the competitive bid process after the plans and specifications have been completed.
BENEFITS AND ANALYSIS OF THE ABOVE METHODS
The advantages and disadvantages to each depend largely on who one inquires of, but is also dependant upon the level of involvement that the customer wants to have in the day to day affairs of the building process. The key decision as to which approach is most often determined by how sensitive the customer is to cost and time of delivery. The first three delivery methods have developed in large measure over the past 20 to 30 years to provide greater opportunity for organizations to know their costs during the planning and design phases and to fast track their projects to an earlier completion. The General Contracting method did not effectively provide for those opportunities. Distinguishing from the other three methods (Project Management, Design/Build or Construction Management), depends largely on the customer, the nature of the project and the capabilities of the construction organizations that are being considered for the project.
